Business Development Manager

Responsibilities:

  • Developing overall business(residential; apartment, villa, and non-residential; office, logistics, commercial, retail.) development strategy and maintaining good understanding of market trends & conditions :

①Develop strong relationships with government authorities and related agencies to understand the directions, regulations in real estate development area, serve as the input to investment strategy

②Coordinate with top leaders to define the direction of investment, project development in the short term (within 2 years) & mid-long term (3-5 years)

  • Identifying new investment opportunities by establishing strong relationships, partnerships, thorough feasibility studies, and due diligence:

①Maintain strong relationships with high-level, decision-making contacts of foreign / domestic partners, industry key player, consultants, and banks

②Search for credible, potential partners in investment and development.

③Work closely with cross-functional members of management team to drive and implement new business development and investment portfolio

④Drive the development, consolidation & presentations for feasibility studies, due diligence results of new investment opportunities to key internal / external stakeholders (if required) to align on investment decision

  • Investment deal setting & implementation management until project exit, ensuring highest profitability possible, in alignment with business development direction & legal conditions :

①Drive the negotiation, finalization of investment opportunities (joint-venture, capital contribution, other types of partnerships, land purchase, etc.)

②Build project development master plan, cash flow plan & maintain aligned understanding to related departments to kick-start project development

③Oversee projects development key milestones, manage significant changes / value-adding opportunities that affect the project's profitability

④Collaborate with key internal / external stakeholders to drive project liquidation & exit activities, ensuring all obligations as investor is fulfilled

  • Enhance policies, process, reports & provide consultation from business development point of view to business leaders :

①Enhance the process of planning, decision-making, reporting related to business development areas, ensuring efficiency, flexibility & comprehensiveness

②Provide key updates to cross-department leadership on key economic status / outlook, industry trends & key factors, business growth opportunities. Review & update investment strategy if necessary

  • Building up a high-performing organization :

①Overall management of the department's annual operating plan (AOP), drive the team members to deliver the department's overall objectives

②Coach, develop, motivate, and provide growth opportunities for subordinates

③Manage business risks within related area of the department

Requirements:

Expected Works:

  • Create an investment strategy report for HQ/Investor/Shareholder reporting to develop/promote business with PowerPoint (Depending on the type and progress of the project, include following contents;  business promotion background, finance and business structure, information related to applicable law, land situation, market situation, implementation plan, expected time schedule, SWOT analysis, risk management and hedge plan, and etc.)
  • Create and modify a feasibility report (financial model include sensitivity analysis)
  • Review implementation procedure in accordance with relevant laws
  • Report on insight & implication of land law
  • Proceed and review due diligence with the law firm
  • Report on local developer trends and practices
  • Organize PJ data for approval  by investment review committee of HQ

Qualifications and working experiences:

  • Bachelor Degree in Urban Planning / Investment / Finance / Economics / Architecture or other related major
  • Master Degree in Real Estate / Investment-related areas is preferable
  • At least 10 years of broad, multi-disciplined experience in investment, finance & real-estate market - Business Development Team in construction or real-estate development company is HIGHLY preferable
  • Must have hands-on full experience in Real Estate Investment / development area throughout a project lifecycle
  • Must have undertaken feasibility study(financial model), valuation and due diligence, and investment review committee process in Real Estate Business Development
  • Fluent in English

Personal skills and abilities

  • Excellent computer skills: MS Office (power point) is highly preferable
  • Good analytical and reporting skills
  • Good interpersonal, Strong communications skills, both verbal and written and negotiating skills with relevant party(with investor, client,  and professional consultant)
  • Ability to work in team as well as independently and in stressful environment
  • Willing to work overtime at weekend to fulfill the pending tasks or urgent requirement
  • Willing to support and help colleague in the company
  • Good working attitude, a high level of professionalism, initiative, responsibility and integrity
  • Good organization skills with attention to detail
  • Willing to challenge new field and to extend individual capability
